The Patchogue Planning Board and Architectural Review Board approved an application Tuesday night to tear down the buildings at 72 and 80 Division Street in Patchogue to build two, three-story apartment buildings and retail space.

The properties, which will be nautical in design, are currently home to Kappler’s Hotel & Bar and Good Life Auto Customs, both of which are permanently closed.

RAIA 80 LLC, located in Dix Hills, is the developer of the proposed project.

Kevin Weeks, a Planning Board member, led the meeting and said these apartment buildings are “the right way to go for Division Street.”

The applicant of this project said the 80 Division Street building would be three-stories and include eight, two-bedroom apartments.

The four first-floor apartments, which will be handicap-accessible, will be about 900-square-feet in size and the upper-level apartments will be closer to 1,400-square-feet.

A representative from RAIA 80 LLC who spoke in front of the board said 72 Division Street would be the same height and will also look like the other building, but would be the larger apartment space of the two.

This project will include 1,700 and 1,800-square-foot apartments on the upper floors, a small retail space on the first floor, and interior parking spaces.

The properties that will be developed include Kappler’s (green building) and Good Life Auto Customs (red building). The house in the middle won’t be a part of the project

The Planning Board mentioned the apartments would be an additional move toward more transit-oriented development around the LIRR station.

“You don’t need a car, you can just walk across the street to the train, go to work, and come back,” the rep said. “You’re right there.”

The proposed retail space at 72 Divison Street, the applicant said, could possibly be a coffee shop or café — a grab-and-go type of establishment for railroad commuters before they catch a train at the Patchogue station across the street. These details have not been confirmed.

The developer attempted to purchase 76 Division St., a home in the middle of the two properties, but the family who resides there denied the offer.

The applicant said if they decide to grant them the property in the future, their hopes would be to use it to connect the two apartment buildings.

A chief concern among Planning Board members had to do with architectural detail with respect to the elevations of the apartment buildings.

The board suggested faux windows, so the residents of 76 Division Street wouldn’t be staring at a brick wall. The builder agreed to include these suggestions in the floor plan.

“I’m thinking about [the family] and what they’re going to see,” Weeks said.

The builder said the rental rate for the apartments will be market value and go between an estimated $2,400 and $2,700 a month, but these prices are not set in stone yet.
