Blue Point Brewing Company is seeking a special permit from Patchogue Village for a possible move from River Avenue to the much larger Briarcliffe building at 222 West Main Street.

The property — long the site of a lace mill — is still zoned industrial, so Blue Point needs the special permit to conduct any operations beyond production, such as retail or a restaurant, explained Mayor Paul Pontieri.

The Village Board set a public hearing Monday night for Oct. 11 to consider the special permit application.

Pontieri noted that Blue Point’s move to West Main is far from certain.

“This is all part of their due diligence,” he said. “There have been no signed contracts. There has been nothing more than them making sure, before they make their decision, that they can do the things they want to do.”

“The assumption can be that it’s going to happen, but the fact is it hasn’t,” he added.

Last month, the Village Board agreed to be the lead government agency coordinating the state environmental review process as Blue Point explores the move.

Related to that, the board on Monday night voted to hire L.K. McLean Associates to conduct a traffic study for the potential brewery move, for $25,000.

Pontieri said the money would come from the developer, and not the village.

The current brewery — which was established in a boatyard in 1998‚ was purchased in 2014 by the brewers of Budweiser and Bud Light, Anheuser-Busch InBev.

Under plans reported by last year, Blue Point Brewing was looking to replace its current tasting room with a new one to the east of the current location.

But that was before Briarcliffe College administrators announced in December the college would be closing its doors by 2018.

The large, brick building also houses Flo’s Luncheonette and Mr. D’s Ultimate Fitness.
